Engineering 

Redraft required: Show entire site plan. Show/Label items as existing or proposed. Pending disturbed area amounts or added impervious areas there may be additional erosion control and/or storm water managment permit requirements. Questions please contact Tim Troester at 267-1995.

Engineering Mapping 

Redraft required: In addition to other agency plan redraft requirements, identify on the plan the existing 12.5 feet of public sanitary sewer and water main easement along the south line of the site as created by the subdivision plat of Glacier Hills.

Supplementary material required: If redraft submittal is done using CAD, the Applicant shall submit, prior to plan sign-off, a digital CAD file (single file) to the Engineering Program Specialist in the Engineering Division (Lori Zenchenko). The digital CAD file shall be to scale and represent final construction. The single CAD file submittal can be either AutoCAD (dwg) Version 2001 or older, MicroStation (dgn) Version J or older, or Universal (dxf) format and contain the only the following data, each on a separate layer name/level number: a) Building Footprints; b) Internal Walkway Areas; c) Internal Site Parking Areas; d) Other Miscellaneous Impervious Areas (i.e. gravel, crushed stone, bituminous/asphalt, concrete, etc.); e) Right-of-Way lines (public and private); f) All Underlying Lot lines or parcel lines if unplatted; g) Lot numbers or the words “unplatted”; h) Lot/Plat dimensions; i) Street names. All other levels (contours, elevations, etc) are not to be included with this file submittal. NOTE: Email file transmissions preferred Lzenchenko@cityofmadison.com . Include the site address in the subject line of this transmittal. Any changes or additions to the location of the building, sidewalks, parking/pavement during construction will require a new CAD file.

Supplementary material required: This site consists of a single commercial exempt educational facility on a compilation of two city of Madison parcels. Engineering Mapping suggests that the owner requests the City of Madison Assessor's office combine the two parcels (0708-351-0104-2 & 0708-351-0105-0) eliminating an unnecessary city parcel identification number. This will allow for a more efficient tax roll and utility billing administration.

Fire 

Supplementary material required: Please revise site plan to clearly identify the location of all fire lanes. The fire lane shall have a minimum clear unobstructed width of 20-feet.

Note: Fire lanes shall be constructed of concrete or asphalt only, and designed to support a minimum load of 85,000 lbs.

Traffic Engineering 

Redraft required: When the applicant shall submit redrafted plans for approval, the applicant shall show the following: items in the terrace as existing (e.g., signs and street light poles), type of surfaces, existing property lines, addresses, one contiguous plan (showing all easements, all pavement markings, building placement, and stalls), signage, dimensions of radii, aisles, driveways, stalls including the two (2) feet overhang, and a scaled drawing.

Redraft required: "Stop" signs shall be installed at a height of seven (7) feet at all driveway approaches behind the property line and noted on the plan. All directional/regulatory signage and pavement markings on the site shall be shown and noted on the plan.

Redraft required: All parking stalls shall have direct access from a drive aisle. No parking stalls may be blocked by other stalls, in this case, the proposed staff parking stalls on the northeast side of the property.

Urban Design Commission 

Redraft required: Need to show entire site as well as how new stalls are accessed including appropriate dimensioning of drive ailse, stalls ,etc.

Zoning 

Redraft required: Provide an overall site plan showing the entire properties at 1201 and 1117 McKenna Blvd.

Supplementary material required: Two code compliant handicap accessible parking spaces are required, one of which must be van accessible. A van accessible stall is a minimum of 8 feet wide with an 8 foot wide striped out access aisle.

Supplementary material required: Show the accessible signage at the head of the stalls. Show the accessible route from the stalls to the accessible building entrance.

Supplementary material required: Provide a minimum of 4 bike parking stalls in a safe and convenient location. A bike stall is a minimum of 2 feet by 6 feet with a 5 foot wide access aisle. Structures that require a user-supplied locking device shall be designed to accommodate U-shaped locking devices. Racks must be securely anchored to the ground or the building to prevent the racks from being removed from the location.
