Redraft required:
The grading and stormwater plans in the plan set to not match/contain the same information as those in the stormwater managment report. Revise the plans to contain all the necessary changes for meeting the stormwater management requirements.

The bioretention system must either have an overflow structure and underdrain or a monitoring well in order to provide for inspection/maintenance. If an underdrain system is used the soil boring would not be necessary provided enough treatment is provided by filtering to meet the 40% TSS and Oil/Grease removal requirements. Also note that the outlet cannot be extended across the property line into the old railroad/path area without additional survey data (detailing how/where the final outlet is at and surrounding drainage) and a storm connection permit from the City.
Redraft required:
The landscaping or grading plan needs to contain a planting plan for the bioretention basin.
Supplementary material required:
The Applicant shall submit prior to sign-off, digital PDF files to the Engineering Division (attention: Tim Troester, email: ttroester@cityofmadison.com). At least one boring must be completed in the area of the proposed bioretention area to confirm what soils are actually present. They could be different than the NRCS data provided since this site is already developed.

An enclosed depression is being created with the installation of the ramp and elevator that is proposed to be served by a sump pump system. Submit calcs showing that this storm system, sump and pump are designed/sized to accomodate the 100-yr/24hr storm event. These calcs at to be stamped by a licensed plumber or professional enigneer.
Supplementary material required:
A signed and notarized orginal of the Stormwater Management Maintenance Agreement must be submitted to Engineering prior to plan sign off. Modify the document to include language regarding inspection/maintenance of the underdrain or monitoring well (which ever approach is taken).
Supplementary material required:
Additional calcs need to be submitted that show the 40% TSS requirement is being met. Sizing for the 1/2 inch rain only accounts for the oil & grease requirement. 40% TSS is based on an average annual, so running RECARGA this could be shown by meeting 1/2 of your required stay-on for commercial. Alternately SLAMM or some other caclulations could be done to show proper sizing to meet the 40% TSS requirement. Note - only the parking area that is newly surfaced needs to be treated but the system needs to be able to treat and/or safely bypass all the runoff that gets to it.

Engineering Mapping
Supplementary material required:
The Applicant shall submit, prior to plan sign-off, a digital CAD file (single file) to the Engineering Program Specialist in the Engineering Division (Lori Zenchenko). The digital CAD file shall be to scale and represent final construction. The single CAD file submittal can be either AutoCAD (dwg) Version 2001 or older, MicroStation (dgn) Version J or older, or Universal (dxf) format and contain the only the following data, each on a separate layer name/level number: a) Building Footprints; b) Internal Walkway Areas; c) Internal Site Parking Areas; d) Other Miscellaneous Impervious Areas (i.e. gravel, crushed stone, bituminous/asphalt, concrete, etc.); e) Right-of-Way lines (public and private); f) All Underlying Lot lines or parcel lines if unplatted; g) Lot numbers or the words “unplatted”; h) Lot/Plat dimensions; i) Street names. All other levels (contours, elevations, etc) are not to be included with this file submittal. NOTE: Email file transmissions preferred Lzenchenko@cityofmadison.com . Include the site address in the subject line of this transmittal. Any changes or additions to the location of the building, sidewalks, parking/pavement during construction will require a new CAD file.

Redraft required:
A dead-end fire lane that is longer than 150-feet shall terminate in a turnaround. Provide an approved turnaround (cul-de-sac, 45 degree wye, 90 degree tee) at the end of a fire lane that is more than 150-feet in length. You might be able to pull the fire lane back to within 150 feet long and still make the maximum of being within 150 feet of the new part of the structure. Redraw the fire lane or provide an approved fire lane.
