Engineering 

Note: It is City Engineering's understanding that a soil nailing/soil retention system will not be needed until after the SIP for this site is approved. The demolition and excavation that will take place following the approval fo the demo/PUD-GDP will use OSHA safe side slopes. Soil nailing/soil retention plans must be submitted to and approved by City Engineering prior to their implementation if site conditions change/require their use.

Note: The CSM involving the vacation of the portion of West Johnson Street must be completed prior to approval of the SIP.

Note: Erosion Control permit was completed for this entire site with the start of demoltion at 1314 W. Johnson Street. The existing permit and erosion control plans will be updated as the PUD-GDP and SIP are reviewed/approved.

Note: Stormwater management calcs/reports will need to be submitted with the SIP when it is submitted for review.

Note: Complete drainage and storm sewer plans will need to be reviwed with the SIP submittal. The plans included with the PUD-GDP show inlets and drains that are not connected to any storm sewer sytem. Detail sheets and complete storm sewer plans will need to be included in the SIP submittal

Note: Supplementary Condition Completed (was Provide copy of sewer connection permit from Madison Metropolitan Sewer District (MMSD) for the connection on Randall. Copy of approved permit is required before sign-off on the PUD-GDP.)

Engineering Mapping 

Supplementary material required: The applicant shall coordinate the final limits for vacated West Johnson Street with Eric Pederson in Engineering Mapping (EPederson@cityofmadison.com). A JSD Inc. staff Registered Land Surveyor shall prepare a map and legal description for the final West Johnson Street right-of-way to be vacated between "new" North Randall Avenue and the RR, based on final plans approved by the City Engineer.

Supplementary material required: The UW has authorized JSD Inc. to prepare, submit for city approval, and record a Certified Survey Map of this site. The sooner the submittal of this CSM occurs, the better, for coordination with all land records issues related to this site.

Supplementary material required: A JSD Inc. staff Registered Land Surveyor shall also prepare a map and legal description for the proposed and existing sidewalk as a result of this project along the west right-of-way line of North Randall Avenue across the street from this subject site. Also coordinate this with Eric Pederson in Engineering Mapping (EPederson@cityofmadison.com).

Note: Supplementary Condition Completed (was Submit a PDF of all floor plans to Lori Zenchenko ( Lzenchenko@cityofmadison.com ) and coordinate an addressing plan for this site. If there are any changes pertaining to the location of a building/unit, the deletion or addition of a building/unit, or changes to the location of entrances into any building/unit, (before, during or after construction) the addresses may need to be changed. The interior address plan is subject to the review and approval of the Fire Marshal.)

Note: Supplementary Condition Completed (was The Applicant shall submit, prior to plan sign-off, a digital CAD file (single file) to the Engineering Program Specialist in the Engineering Division (Lori Zenchenko). The digital CAD file shall be to scale and represent final construction. The single CAD file submittal can be either AutoCAD (dwg) Version 2001 or older, MicroStation (dgn) Version J or older, or Universal (dxf) format and contain the only the following data, each on a separate layer name/level number: a) Building Footprints; b) Internal Walkway Areas; c) Internal Site Parking Areas; d) Other Miscellaneous Impervious Areas (i.e. gravel, crushed stone, bituminous/asphalt, concrete, etc.); e) Right-of-Way lines (public and private); f) All Underlying Lot lines or parcel lines if unplatted; g) Lot numbers or the words “unplatted”; h) Lot/Plat dimensions; i) Street names. All other levels (contours, elevations, etc) are not to be included with this file submittal. NOTE: Email file transmissions preferred Lzenchenko@cityofmadison.com . Include the site address in the subject line of this transmittal. Any changes or additions to the location of the building, sidewalks, parking/pavement during construction will require a new CAD file.)

Note: The Common Council has approved the street vacation, however there are outstanding conditions of approval that shall be met before final sign-off of the SIP. Contact City Engineering for further information.

Note: Supplementary Condition Completed (was Please submit a revised zoning text, removing the permitted use designation for “special outdoor events” and “private vending” that were not included in the text approved by the Common Council. These uses can be considered in a revised zoning text submitted for SIP approval. Clarify that details of operation of outdoor performance venues and outdoor dining will be provided as part of the SIP approval process.)
