Engineering 

Redraft required: Reveiw of the proposed work will require a Storm Water Managment Plan per Ch 37 of City of Madison MGO. Due to the amount of work and the adjacent regional pond all that needs to be addressed on site for this project is oil & grease treatment. Revise the plans to show how this will be done and submit a Storm Water Managment Report (stamped by a P.E. licensed in the State of Wisconsin) for review/approval.

Redraft required: The City does not have a Type 2 inlet as a standard design. Is this in reference to a WDOT spec? Provide a detail of the proposed inlets (with possible oil & grease treatment devices if this is where treatment will occur)

Supplementary material required: This project will be disturbing over 4,000 sf of land area and will need to obtain an Erosion Control & Storm Water Management Permit. The permit application can be found on City Engineering's website at http://www.cityofmadison.com/engineering/Permits.cfm Submit the completed application along with applicable permit fees and a USLE worksheet for review/processing. Supplementary material required: A Storm Water Management Maintenance Agreement must be completed that covers any BMP's or devices used to meet the storm water management requirements. Contact Tim Troester at 608-267-1995 to obtain the standard language for this agreement and applicable information. The original signed/notarized agreement will need to be submitted to City Engineering (which will then be recorded with Dane County Register of Deeds) prior to plan sign-off.

Note: A permit to connect to the public storm sewer and to work in the public right-of-way will need to be obtained by the contractor(s) prior to making the storm & water connections. The contractor(s) will need to be a pre-approved contractor in order to obtain this permit. Depending on the rating of the street at the time the permit is obtain there may additional street patching/repair requirements than those shown on the proposed plan. The permit application and instructions can be found on City Engineering's website at http://www.cityofmadison.com/engineering/Permits.cfm. The application used for this permit is the "Excavate in the Right-of-Way" permit.

Engineering Mapping 

Note: Note: The site plan identifies a "Public Utility & Storm Sewer Easement Per Fourth Addition to Park Towne" along the rear (West) line of the subject property. Review of the plat indicates the easement along the rear of the parcel is for public utilities and not public storm purposes.

Note: Supplementary Condition Completed (was The Applicant shall submit, prior to plan sign-off, a digital CAD file (single file) to the Engineering Program Specialist in the Engineering Division (Lori Zenchenko). The digital CAD file shall be to scale and represent final construction. The single CAD file submittal can be either AutoCAD (dwg) Version 2001 or older, MicroStation (dgn) Version J or older, or Universal (dxf) format and contain the only the following data, each on a separate layer name/level number: a) Building Footprints; b) Internal Walkway Areas; c) Internal Site Parking Areas; d) Other Miscellaneous Impervious Areas (i.e. gravel, crushed stone, bituminous/asphalt, concrete, etc.); e) Right-of-Way lines (public and private); f) All Underlying Lot lines or parcel lines if unplatted; g) Lot numbers or the words “unplatted”; h) Lot/Plat dimensions; i) Street names. All other levels (contours, elevations, etc) are not to be included with this file submittal. NOTE: Email file transmissions preferred Lzenchenko@cityofmadison.com . Any changes or additions to the location of the building, sidewalks, parking/pavement during construction will require a new CAD file.)

Traffic Engineering 

Redraft required: The applicant shall show the dimensions for proposed and existing parking stalls’ items B=9ft, C=18ft, D=18ft, E= min of 24ft, and F=20ft,for 90 degree angle parking width and backing up, according to Figures II "Medium and Large Vehicles" parking design standards in Section 10.08(6)(b) 2.

Redraft required: The parking facility shall be modified to provide for adequate internal circulation for vehicles. This can be accommodated with F=20ft drive aisle at the end of the parking rows fronting on Grand Canyon Dr. for internal circulation.

Redraft required: "Stop" signs shall be installed at a height of seven (7) feet at all driveway approaches behind the property line and noted on the plan. All directional/regulatory signage and pavement markings on the site shall be shown and noted on the plan.

Zoning 

Redraft required: Revise the landscape plan to be consistent with the site plan. The southern handicap accessible stalls and adjacent planting island are not consistent with those shown on the site plan.

Supplementary material required: Provide a minimum of 13 bike parking stalls in a safe and convenient location. A bike stall is a minimum of 2 feet by 6 feet with a 5 foot wide access aisle. The bike racks shall be securely anchored to the ground or building to prevent the racks from moving.

Note: Within 10 feet of the driveway crossing the street lot line, plantings cannot exceed 2 feet in height.
