Redraft required:
Revise plans to provide oil/grease control for the parking lots.
Supplementary material required:

Engineering Mapping
Redraft required:
Submit a revised plot/site plan of the entire site, including accurate property lines drawn to scale and fully dimensioned.
Supplementary material required:
The Applicant shall submit, prior to plan sign-off, a digital CAD file (single file) to the Engineering Program Specialist in the Engineering Division (Lori Zenchenko). The digital CAD file shall be to scale and represent final construction. The single CAD file submittal can be either AutoCAD (dwg) Version 2001 or older, MicroStation (dgn) Version J or older, or Universal (dxf) format and contain the only the following data, each on a separate layer name/level number: a) Building Footprints; b) Internal Walkway Areas; c) Internal Site Parking Areas; d) Other Miscellaneous Impervious Areas (i.e. gravel, crushed stone, bituminous/asphalt, concrete, etc.); e) Right-of-Way lines (public and private); f) All Underlying Lot lines or parcel lines if unplatted; g) Lot numbers or the words “unplatted”; h) Lot/Plat dimensions; i) Street names. All other levels (contours, elevations, etc) are not to be included with this file submittal. NOTE: Email file transmissions preferred Lzenchenko@cityofmadison.com . Include the site address in the subject line of this transmittal. Any changes or additions to the location of the building, sidewalks, parking/pavement during construction will require a new CAD file.

Redraft required:
Provide an additional fire hydrant on the revised site plans.

Relocate the fire hydrant that is within 40-feet of the structure.

Provide an aerial apparatus fire lane that is at least 26-feet wide, with the near edge of the fire lane within 30-feet of the structure, and parallel to one entire side of the structure. Building is listed as 32 feet in height on plans.

Provide a fire lane that extends to within 250-feet of all exterior portions of the structure.

A dead-end fire lane that is longer than 150-feet shall terminate in a turnaround. Provide an approved turnaround (cul-de-sac, 45 degree wye, 90 degree tee) at the end of a fire lane that is more than 150-feet in length.

Provide a minimum unobstructed width of 26-feet for at least 20-feet on each side of the fire hydrant.

Lighting
Supplementary material required:
Too much trespass light: The maximum allowable light trespass shall be 0.5 horizontal footcandles four (4) feet above the ground. The point of measurement of this offending light shall be at any point at the outer wall of an adjacent building occupied for residential or public use, or at any point greater than 10 feet from the adjacent lot line. This measurement shall not include any ambient, natural light.Too much light on driveway and parking areas: The maximum allowable average of light on parking and pedestrian areas in 1.5 foot candles. On driveway areas, the maximum allowable average is 1.0 foor candles. The photometric summary should only include the relevant areas and not include the lawn or adjacent property.

Traffic Engineering
Redraft required:
The applicant shall modify the joint northerly approach to a “T” intersection with “STOP” signs to stop both properties for ingressing vehicles. The “T” intersection should provide for 90-degree intersection and queue for one vehicle and mirror ingressing and egressing for both properties it serves. The applicant will need to modify the grades of a maximum of 8% to the northerly lot. The applicant will need to submit detailed grading plans to accommodate the joint driveway approach for both properties.
Redraft required:
The applicant shall modify the driveway approach according to the design criteria for a “Class 3” driveway in accordance to Madison General Ordinance Section 10.08 (4). The proposed 30 ft width for the approaches shall have two – 5 to 10 ft flares. In addition, the public sidewalk shall go through the approach.
Redraft required:
"Stop" signs shall be installed at a height of seven (7) feet at driveway approaches onto Eastpark Blvd. All signs at the approaches shall be installed behind the property line. All directional/regulatory signage and pavement markings on the site shall be shown and noted on the plan.

Supplementary material required:
Submit a landscape plan stamped by a registered landscape architect.

Add additional vegetation to the landscape planting islands. Planting islands shall consist of at least 75% vegetative cover, including trees, shrubs, ground cover, and/or grass. Up to 25% of the island surface may be brick pavers, mulch or other non-vegetative cover.
