Supplementary material required:
Clarify site access route to both Engineering and Fire Dept. Show entire access route (and construction materials proposed) from Marsh Rd into the site. Should this route be omitted from the proposal, state that to both Engineering & the Fire Dept.

Engineering Mapping
Supplementary material required:
The Applicant shall submit, prior to plan sign-off, a digital CAD file (single file) to the Engineering Program Specialist in the Engineering Division (Lori Zenchenko). The digital CAD file shall be to scale and represent final construction. The single CAD file submittal can be either AutoCAD (dwg) Version 2001 or older, MicroStation (dgn) Version J or older, or Universal (dxf) format and contain the only the following data, each on a separate layer name/level number: a) Building Footprints; b) Internal Walkway Areas; c) Internal Site Parking Areas; d) Other Miscellaneous Impervious Areas (i.e. gravel, crushed stone, bituminous/asphalt, concrete, etc.); e) Right-of-Way lines (public and private); f) All Underlying Lot lines or parcel lines if unplatted; g) Lot numbers or the words “unplatted”; h) Lot/Plat dimensions; i) Street names. All other levels (contours, elevations, etc) are not to be included with this file submittal. NOTE: Email file transmissions preferred Lzenchenko@cityofmadison.com . Include the site address in the subject line of this transmittal. Any changes or additions to the location of the building, sidewalks, parking/pavement during construction will require a new CAD file.
Note:
The owner/applicant desires to develop this site on three existing platted lots. The proposed building does not cross platted lot lines, therefore the zoning code does not require a Certified Survey Map to combine the three lots into one. However, it is suggested that the applicant submit a written request to the Assessor's Office to combine the three city parcels into one for a more efficient tax roll and property listing.

Fire
Redraft required:
The revised site plans shall clearly identify the location of all fire lanes with turn arounds.
Redraft required:
Provide an aerial apparatus fire lane that is at least 26-feet wide, with the near edge of the fire lane within 30-feet of the structure, and parallel to one entire side of the structure.

A dead-end fire lane that is longer than 150-feet shall terminate in a turnaround. Provide an approved turnaround (cul-de-sac, 45 degree wye, 90 degree tee) at the end of a fire lane that is more than 150-feet in length. the East turn a round goes over the concrete pad in front of the building. Make note if this is flat or raised. If raised you shall show the roll-able curb drawing on the plan.
Redraft required:
Provide a minimum unobstructed width of 26-feet for at least 20-feet on each side of the fire hydrant, south hydrant has a fence shown against it, this fence shall be more then 3 feet away per IFC 507.5.5

Per MGO 34.20(e) and IFC section 507.1:Minimum Flow and System Design.1. Private fire service mains serving fire hydrants shall be the same size as the public mains supplying the private water system unless hydraulically calculated to provide the minimum required flow and pressure in accordance with nationally recognized standards. There is a 10 inch main feeding these and you have 8 and 6 inch serving your hydrants.In all cases, mains do not need to exceed 10 inches but shall be at least six inches in diameter. Alternative designs, based on nationally recognized standards for calculating fire flow demands, may be approved by the Chief. If the minimum flow and pressure requirements cannot be supplied by a private water supply system, the owner may be required to install a water reservoir and pressure boosting system, or a public water supply system and/or multiple points of connection to the public water main(s).

The Fire Department Connection is shown in a location that will not be accessible. It will be behind a fence and around a corner from the end of the fire lane.

Please submit one copy of the fixture cut sheets. Must use full cutoff fixtures. Trespass light can not exceed 0.5 foot candles. Show a summary of the lighting and the trespass light levels on the photometric plot. Refer to Madison General Ordinance 10.085 for details.
