Engineering

Note: If plan revisions to meet requirements of other City Departments necessitates disturbance of 4,000 sf or more of land area additional review/comments regarding erosion control and storm water management may be added by Engineering at that time. Fire 

Redraft required: Fire lanes shall be unobstructed; there are obstructions shown on the fire lane, remove all obstructions. Examples of obstructions: including but not limited to; parking stalls, loading zones, changes in elevation, power poles, trees, bushes, fences or posts. The min clear and unobstructed width of the gate shall be 20 feet.

Redraft required: Per IFC 503.6 the Fire Chief shall approve the installation of security gates across the fire apparatus access road. The gate(s) shall be min 20-foot clear width and the gate(s) shall have an approved means of emergency operation provided with either an MFD approved key box or padlock that can be interlocked with the owners’ lock. Provide documentation of the emergency operation system or access and operation.

Traffic Engineering 

Redraft required: The site has been modified from the approved site plan. The applicant shall provide scaled drawing at 1" = 40' or larger on one contiguous plan sheet showing all the facility's access, existing and address buildings, layouts of parking lots, loading areas, dumpster locations, trees, signs, vehicle movements, ingress/egress easements and approaches.

Redraft required: The applicant shall show the dimensions for all existing parking stalls’ items B, C, D, E, F, and degree of angle parking width and backing up, according to Figures II "Medium and Large Vehicles" parking design standards in Section 10.08(6)(b) 2. Signs and planting areas are to be excluded from the rectangular stall areas including the two (2) feet of vehicle overhang. The two (2) feet of vehicle overhang shall be shown on the plan and dimensioned.

Redraft required: The parking facility shall be modified to provide for adequate internal circulation for vehicles in dead parking areas. The applicant shall modify the most southerly dead end parking lot. This can be accommodated by eliminating a parking stall at the dead ends. The eliminated stall shall be modified to provide a turn around area ten (10) to twelve (12) feet in width and signed “No Parking Anytime.”

Redraft required: The applicant shall modify plans for both gates for ingress/egress. The ingress/egress for two-way traffic is a minimum of 18 ft. width according to M.G.O. for both gates.

Redraft required: he applicant shall show a detail dimension drawings for the intercom location, island plans, lane widths, and queuing model for the gate operation. The easterly gate and intercom shall be modified as follows: The intercom shall be location a minimum of 45 ft from the property line and the gate 8 or more ft beyond intercom.

Redraft required: The westerly gate and intercom shall be modified as follows: The intercom shall be located a min. 18 ft from the property line and the gate 8 or more ft beyond the intercom.

Redraft required: The applicant shall submit a queuing model of the easterly gate operation as follows: Showing queuing of at least two vehicle of 20 ft. each from the behind the property line to the gate that will not be blocking the public sidewalk.

Redraft required: The applicant shall submit a queuing model of the westerly gate operation as follows: Showing queuing of at least one vehicle of 20 ft. each from the behind the property line to the gate that will not be blocking the public sidewalk.

Redraft required: The applicant shall modify the site plans for several guests to park and turn around to prohibit backing onto the public street. At both gates this conditions shall be accommodated. The parking facility shall be modified to provide for adequate internal circulation for vehicles and to minimize vehicles backing out onto the public right of way.

Redraft required: "Stop" signs shall be installed at a height of seven (7) feet at all driveway approaches behind the property line and noted on the plan. All directional/regulatory signage and pavement markings on the site shall be shown and noted on the plan.

Supplementary material required: The applicant needs to submit a letter of operation for ingressing and egressing the gate operation for residents and guests.
