Engineering Mapping 

Redraft required: Revise plan to include all CAD file requirements. The plot/site plan of the entire site, drawn to scale and fully dimensioned, showing any parking or loading facilities to be provided in compliance with 28.11(2)(f) MGO and any additional information as may be required by the Zoning Administrator, including, but not limited to the following:-property ownership lines fully dimensioned with underlying platted lot lines and plat names when different than ownership lines-all existing and proposed buildings (including any accessory buildings not on concrete foundation) fully dimensioned-existing and proposed impervious areas (including but not limited to, buildings, sidewalks, parking [paved bituminous, concrete, gravel, etc.])

Supplementary material required: The Applicant shall submit, prior to plan sign-off, a digital CAD file (single file) to the Engineering Program Specialist in the Engineering Division (Lori Zenchenko). The digital CAD file shall be to scale and represent final construction. The single CAD file submittal can be either AutoCAD (dwg) Version 2001 or older, MicroStation (dgn) Version J or older, or Universal (dxf) format and contain an extraction of only the following data, each on a separate layer name/level number: a) Building Footprints b) Internal Walkway Areas c) Internal Site Parking Areas d) Other Miscellaneous Impervious Areas (i.e. gravel, crushed stone, bituminous/asphalt, concrete, etc.) e) Right-of-Way lines (public and private) f) Lot lines g) Lot numbers h) Lot/Plat dimensions i) Street names NOTE: Email file transmissions preferred lzenchenko@cityofmadison.com . Include the site address in the "Subject Line" of this transmittal.

Supplementary material required: Coordinate all necessary new interior addresses associated with this proposed development with City Engineering Program Specialist. Submit, via e-mail preferred, PDF format of complete floor plan drawings to Lori Zenchenko lzenchenko@cityofmadison.com.

Supplementary material required: Provide recorded evidence of ownership or easement rights for the stairwell and sidewalk along the south side of the building which is shown encroaching onto the adjacent property to the south. Include this information on the plan redraft.

Traffic Engineering 

Redraft required: When the applicant shall submit redraft plans for approval, the applicant shall show the following: items in the terrace on South Park St. and High St. as existing (e.g., signs and street light poles), type of surfaces, existing and proposed property lines, addresses, one contiguous plan (showing all easements, all pavement markings, building placement, and stalls), adjacent driveway approaches to lots on either side of High St., signage, percent of slope, and vehicle routes, dimensions of radii, aisles, driveways, stalls including the two (2) feet overhang, and a scaled drawing at 1" = 20'. Contact City Traffic Engineering if you have questions.

Redraft required: The applicant shall prevent encroachment onto adjacent land areas and High St. public right-of-way by barriers of some type, except for driveway approach onto High St. as a Class 3 or 4 which shall be noted on the face of the revised plans. No parking stalls shall be so located as to require a vehicle, while exiting there from, to back onto any public street right-of-way. In addition, the parking spaces shall not encroach into the High St. right-of-way.

Redraft required: The applicant shall modify High St. to have driveway approach according to M.G.O. as approved in 1973.

Redraft required: The applicant shall submit with the parking lot plans a letter of operation of the garage door to the underground parking area, and modify the ingress/egress showing a detail drawing of the area showing queuing of at least one vehicle of 20 ft. from the behind the property line to the garage door that will not be the public right-of-way.

Redraft required: The applicant shall show the dimensions for proposed and existing parking stalls’ items, B, C, and E, and degree of angle parking width and backing up, according to Figures II "Medium and Large Vehicles" parking design standards in Section 10.08(6)(b) 2. Signs and planting areas are to be excluded from the rectangular stall areas including the two (2) feet of vehicle overhang. The two (2) feet of vehicle overhang shall be shown on the plan and dimensioned.

Redraft required: The underground parking facility shall be modified to provide for adequate internal circulation for vehicles. This can be accommodated by eliminating a parking stall at the dead end. The eliminated stall shall be modified to provide a turn around area and signed “No Parking Anytime.”

Redraft required: "Stop" and "No Left Turns" signs shall be installed at a height of seven (7) feet to the bottom of the first sign at the driveway approach to S. Park St. And a "Stop" sign shall be installed at a height of seven (7) feet at the High St. driveway approach. All signs at the approaches shall be installed behind the property line. All directional/regulatory signage and pavement markings on the site shall be shown and noted on the plan.

Redraft required: To provide for adequate pedestrian and bike pathways/linkage from the S. Park St. public sidewalk to the building entrances, the applicant shall modify the site plan to the building front by construction of a five (5) ft. raised sidewalk. The applicant shall install ramps where needed to accommodate accessible route to the public sidewalk and parking spaces.

Redraft required: The applicant shall locate an additional bike racks to the Park St. side of the building in a central location.
